HOW DOES THE SNOWSHOE MOUNTAIN RESERVATION AND ROTATION SYSTEM WORK?
Lodging at Snowshoe Mountain is broken down into neighborhoods with each neighborhood offering something different from the next. Within each neighborhood, the complexes are broken down into superior, deluxe, standard, and economy categories based on the amenities offered in that particular complex. Within each complex, unit types range from studio units to 4 bedroom condos or townhomes. Each unit is assigned a letter indicating the unit-specific rating. The letters are "P" for Brigham Collection units,"D" for Standard, and"E" for Bluebird Bargains. It is important to remember that the guest is made aware of the unit rating. Please see below for more information on complex ratings and unit types.
DESCRIPTION OF RATINGS
A description of our rating designations is provided below:
BRIGHAM COLLECTION
This designation is reserved for uniquely exceptional and luxurious lodging properties. These properties are superior in all aspects and are more complete than other designations. The furnishings may be professionally designed and the decor/design theme is coordinated throughout the unit. All areas and amenities in all of the rooms in the unit are of the highest quality, with virtually no inconsistencies.
STANDARD
This represents the minimum standard that we recommend all units achieve. This designation is reserved for units in which most of the furnishings and accessories represent current design trends. All furnishings are well-coordinated and in good condition. There is a noticeable upgrade in bedding and other convenience features, as compared to a Bluebird Bargain-rated property.
BLUEBIRD BARGAIN
Units with this rating offer a basic lodging experience in that they are comfortable but have a few areas that need improvement. While a decorating theme may be apparent, furnishings are generally older, less complete, and do not consistently reflect current decorating trends. Furnishings are in acceptable conditions but may show greater signs of wear and may not be particularly high quality or fully coordinated. Generally, for Bluebird rated properties, greater owner involvement is recommended.
UNIT TYPE DESCRIPTIONS:
The purpose of a rental rotation system is to maintain parity among like unit types in the same complex, for example, one-bedroom units in Seneca. The resort uses a rental rotation system that is point-based. Each occupied night counts as one point, the units with the least points are rotated to the top of the available list within the unit-rating category. Owner-occupied nights count as 1 point per occupied night during the winter season. During the summer season, the system will calculate owner stays at 0 points and that unit will maintain its position in the rotation pending a rental guest. The Owner Use Calendars will indicate the start and end dates of the 0 point months.
HOW OFTEN WILL OUR CONDOMINIUM BE RENTED?
We cannot in any way predict or guarantee occupancies or revenues; however, we can give average figures based on historical information. It is our goal to help drive occupancy by actively marketing to meeting planners that are an excellent source of business meetings and conferences, rounding our occupancy throughout the year, especially during the quieter periods.
HOW MUCH CAN THE OWNER USE THE CONDOMINIUM? ARE THERE ANY RESTRICTIONS? WHAT IS THE BOOKING POLICY? As far as Snowshoe Mountain is concerned, the Owner can use the unit as much as he/she wants. Please log into the owner's portal to request your dates. If you would like to make a reservation with more reduced notice, you can e-mail in a request.
HOW OFTEN DO I RECEIVE STATEMENTS FOR MY UNIT?Revenue statements are sent to you monthly along with your revenue check for the prior month's activity.
